What Does Invitee Mean?

An invitee is a person who has been invited onto the property or premises of another.

The concept of an invitee is relevant to property insurance policies and claims, as it helps determine whether losses will be covered when someone is injured on the property.

Many property insurance and homeowners’ policies only provide coverage for residents of the building and invitees to the property, excluding trespassers from coverage. For example, if a trespasser falls and breaks their leg on someone’s property, the property owner may not be obligated to cover these losses. However, an exception might apply if the property owner took actions, such as setting a booby trap, that resulted in the trespasser’s injury. In such cases, the owner may still be held liable.
