Why We Like Them

Foremost, which is a subsidiary of Farmers Insurance, offers both standard and optional coverage features you’re likely to find with other mobile home insurers, but its most attractive and competitive feature is its “extended replacement cost” coverage.

Here is the value of replacement cost coverage with Foremost: If your mobile home is completely destroyed, you’ll be eligible to be reimbursed up to 20% above the face value of your policy limit.

Foremost is a stand-out, too, in the area of customer satisfaction. Its J.D. Power customer satisfaction rating is a superior 868 / 1,000, top of all insurers that we reviewed.

But, Foremost does not provide instant quotes on its website. Instead, after you submit your information on a quote form, you will receive an email with a quote within 24 hours.

Foremost is one of the largest and most trusted mobile insurance providers in the United States, with over 38,000 agents representing the company.

Progressive is appealing for several good reasons, including: high financial strength, discounts it offers new homeowners, customer satisfaction ratings, and digital experience. Progressive’s website is user friendly and easy to navigate. You can get an instant quote. It also offers a mobile app that is another attractive feature.

Unique to the mobile home insurance providers we reviewed was Progressive’s “single deductible” benefit. Here is how it works: If you bundle your mobile home and your auto insurance with Progressive, any claim you file for either of these policies applies to both policies, rather than having a separate deductible for each policy.

For instance, if a hail storm damages the roof of your mobile home and your car as well, and you have a $500 deductible for both policies, you will only have to pay one single deductible, and both will be repaired.

You’ll also get a bundle discount when you have your mobile home and auto insurance with Progressive, so you save even more money.

Progressive has an endorsement option for “trip collision,” as well, which covers your mobile home and personal property while it’s being moved from one place to another.

Allstate also offers a bundle discount, as most insurers do.

Additionally, and unique to Allstate mobile home coverage among insurers we reviewed is the company’s “mine subsidence” coverage, which will cover damage sustained to your mobile home that’s caused by a movement of land and triggered by a man-made mine. Allstate’s standard mobile home policy is in line with its competitors, with benefits such as liability protection, actual cash or replacement cost coverage for your mobile home structure and personal property, and guest medical protection.

Why We Like Them

American Modern was founded back in 1949 and says it is one of the first insurance companies to specialize in mobile home insurance.

This company makes its mark in specialized coverage by offering coverage to owners of mobile or manufactured homes that are vacant and/or seasonal. We didn’t find this offered by any other mobile home insurance companies that we reviewed.

American Modern doesn’t offer replacement cost for a complete loss. For a total loss, it settles at the stated value of your home as listed on your policy. No depreciation deduction, either. For a partial loss, it will pay the actual cash value of the loss, but you have the option of upgrading to a replacement cost valuation.

Benefits & Drawbacks

Benefits
  • Understands the mobile home market from decades of experience
  • Has a solid mobile app on which you can report claims
Drawbacks
  • Doesn’t offer some discounts that other insurers do
  • No online quotes; must get from an agent

How To Find The Best Mobile Home Insurance Company For You

If you want to find the best mobile home insurance along with the right company for you, follow these simple steps:

  • Select at least 3 companies for quotes of the ones we’ve reviewed. Getting multiple quotes helps you to become more knowledgeable about mobile home insurance and also ensures that you won’t overpay for your coverage.
  • Decide what perils you need to have covered. Fire protection is standard, but you should take into consideration things like living near water or mountains that might cause flooding, for which you may need a separate flood insurance policy, depending on the insurer.
  • Remember to insure the valuable or unique items you might have. Calculating the value of these items along with your other possessions will help you arrive at the best policy limits. This will prevent you from over-insuring or overspending.
  • Be sure to factor in renovations, upgrades or other major work that might impact the value of your mobile home when you get a quote

Either before or after you get quotes, take photos and record the serial numbers of valuables, appliances, and other items you plan to insure. Keep this information in a waterproof, fireproof container or even at a separate location. You’ll need this information if you have to file a claim.

Do You Need Mobile Home Insurance In North Carolina?

We believe you need mobile home insurance in The Peach State.

First of all, if you have a mortgage when you buy your mobile or manufactured home, your lender will almost certainly require it.

Second, any home in North Carolina, with or without a mortgage, faces the unpredictable perils of extreme weather such as hail storms, tornadoes, tropical storms, violent thunderstorms with damaging winds, and hurricanes coming in from Florida or off the Atlantic Ocean.

Last, check with your mobile home park or community and find out if residents are required to have mobile home insurance.

What Does Mobile Home Insurance Cover?

A standard mobile home policy generally features the following coverage:

Dwelling Coverage

Dwelling coverage will pay to repair or replace the structure of your mobile home, provided it is damaged by covered policy events, up to a limit of your choosing. You will also select a deductible, which you must pay before the insurance carrier pays any amount on an approved claim.

Events such as these are generally covered:

  • Wind and hail
  • Weight of ice and snow
  • Burst pipes
  • Fire
  • Lightning
  • Explosions
  • Vandalism
  • Damage from wild or stray animals
  • Falling objects

Other Structures Coverage

Coverage will pay for repairs to a shed, fence, or other structure that is not attached to your mobile home, provided the damage is caused by a covered event.

Personal Property Coverage

Personal property coverage will pay to replace or repair furniture, electronics, and other belongings if they are damaged by a covered event or stolen.

Liability Insurance

Liability insurance will pay if a visitor is injured on your covered property and sues you, or if you accidentally cause injuries or property damage to others. Liability insurance often covers related legal expenses, also.

What Does Mobile Home Insurance In North Carolina Not Cover?

Literally every insurance policy has its own coverage exclusions. Mobile home insurance in North Carolina typically does not pay for damage caused by:

Flooding

If your insurance carrier does not pay for flood damage and you live in an area that’s at risk for flooding, we advise that you purchase separate flood insurance.

Earthquakes

While North Carolina isn’t known for earthquakes, mobile home insurance in the state does not protect you against “earth movement.”

Wear And Tear

Insurance will cover sudden, accidental damage, but it will not cover normal, natural wear and tear.

Insect Or Animal Infestation

Insures consider pest prevention a part of ordinary maintenance, which is not covered.

Damage Associated With The Use Of Your Mobile Home For Business Purposes

You might need a commercial policy if you conduct a business out of your mobile home.

Average Cost Of Home Insurance In North Carolina

Though none of the insurers we reviewed provided prices on their websites, we estimate that the cost of mobile home insurance in North Carolina will range between $75 and $90 monthly. This depends on your deductible, coverage limits, options selected, and other factors as detailed below.

How To Buy Mobile Home Insurance Online In North Carolina

Follow these steps to make buying a mobile home insurance policy online a simple and relatively fast experience.

  • Determine the amount of protection you need. In addition to your dwelling itself, add up the contents of your mobile or manufactured home to calculate the property damage limits needed should you have to replace your home and valuables.
  • Get a quote online. The majority of companies selling mobile home insurance in North Carolina offer the option of getting online to obtain a quote. There are websites, too, that will do a coverage and cost comparison that makes online shopping for coverage even easier.
  • Complete your application. Once you’ve calculated the amount of coverage you need at an affordable price, you will need to complete your application for coverage. A lot of insurers’ websites offer the ability for you to apply online, but others will require you to meet with an agent to complete the application.

Unique Considerations For Mobile Home Insurance In North Carolina

Much like its neighbor to the south, Florida, North Carolina is prone to all kinds of rough weather, including:

  • Tropical storms
  • Damaging winds
  • Tornadoes
  • Hurricanes
  • Lightning
  • Flood damage
  • Tropical storms
  • Wildfires
  • Hail

Because of this, we advise every mobile home owner in North Carolina to have adequate insurance coverage.

How To Find Cheap Mobile Home Insurance In North Carolina

If you’re shopping for cheap mobile home insurance in North Carolina, get quotes from at least 3 insurance companies that seem like a good fit for your needs.

You will discover that rates vary by company for their basic coverage, along with their options. Don’t forget to ask about any discounts that are available, as these are money savers.

We recommend not choosing an insurer based on price by itself. Ensure you have the right coverage limits and that you’re getting an apples-to-apples comparison when you obtain quotes.
